What to Expect When We're Inspecting
For single family homes, we inspect all of the home’s systems, including the roof, structure, interior, exterior, plumbing, electrical, and heating and air conditioning (HVAC).
A condo inspection generally involves only the interior of the property. A condominium owner is typically not responsible for areas outside the condominium walls. External items like the roof, attic, and exterior surfaces are usually the responsibility of the condominium association. Please contact your condo association for more information regarding their specific policies.
All of our inspections conform to the International Association of Certified Home Inspectors Standards of Practice.
How long will an inspection take?
Most inspections take between two and four hours, depending on property size and condition. Very large homes, older homes, and homes with multiple HVAC systems typically require a bit more time.
Anything I Should Know Before the Inspection?
In order to complete the inspection in a timely manner, please work with your real estate agent or home-seller to ensure that all utilities are on and all areas of the property are accessible for inspection. Please be aware that we cannot inspect some heating and air conditioning systems under certain weather conditions, as doing so may damage components.
What about During the Inspection?
You are encouraged to participate in the inspection and ask questions relating to any aspect of the property. Our job is to ensure you have a full understanding of any material defects or recommended repairs.
When will be given a report?
You will receive an electronic copy of your report via e-mail within 24 hours. Most reports are sent same day. Your report will include full-color photos to help you understand any issues or items in need of repair.
